Ken Warwick and Nigel Lythgoe, childhood friends and former American Idol producers, bought a 160-acre Paso Robles property in 2005 for $5.2 million. They demolished an old farmhouse and spent four years and $12 million building a Tuscan-style retreat that doubled as a winery and event venue. Nearly two decades later, they’ve opted to auction it off after failing to find a buyer.

Originally listed for $22 million in 2022, the estate—called Villa San-Juliette—was reduced to $14.8 million in 2023 but still didn’t sell. Now, it’s heading to a no-reserve auction on May 17, led by Elite Auctions, with Brianna Deutsch and Paul Margolis of Rodeo Realty handling the listing.

Located in the San Miguel Mountains between Los Angeles and San Francisco, the property includes a 94-acre vineyard growing Bordeaux and Rhone grapes for 12 varietals. Winery facilities feature a tasting room, gift shop, commercial kitchen, and barrel rooms. Included in the sale is $1.2 million worth of bottled and bulk wine inventory and access to 700 subscription wine club members.

Two 3,700-square-foot villas—each with three bedrooms, full kitchens, and marble baths—share a veranda and resort-style pool. A separate 1,040-square-foot, two-bedroom home currently rents for $400 per night. The estate also hosts events for up to 200 guests on landscaped grounds with views of the surrounding hills.

The decision to sell was driven by a desire to slow down and prioritize family, as the pair now split time between Los Angeles and London. “Villa San-Juliette has been an incredible chapter for us,” Warwick told the New York Post. “But it’s time for another family to create their own memories here.”
