Dennis Franz, best known for his Emmy-winning role as detective Andy Sipowicz on NYPD Blue, has listed his longtime Montecito retreat for $18 million. Franz and his wife, Joanie, bought the estate in 1996 for around $2 million, and over the years transformed the original one-story farmhouse into a 9,000-square-foot Hamptons-style residence with the help of the late architect Peter Becker of Becker Henson Niksto Architects.

Located on nearly two acres in the private Hedgerow neighborhood near Miramar Beach, the property includes seven bedrooms and nine bathrooms spread across two wings. Period details like wood-beamed ceilings, custom millwork, and hardwood floors blend with modern touches throughout. French doors in the main living areas open to manicured grounds filled with 100-year-old rose bushes, fruit trees, terraces with fireplaces, a barbecue station, and a pool fed by a private well. A pair of bocce courts, a detached gym or studio, and a three-car garage round out the outdoor amenities.

Inside, standout spaces include a vaulted great room, a tin-ceiling wet bar lounge, a green dining room, a coffered billiard room, and a spacious kitchen with a stone fireplace, butcher-block island, walk-in pantry, and high-end appliances. The fireside primary suite includes a private balcony, dual bathrooms, and dual closets.

Now 80 and retired from acting since NYPD Blue wrapped in 2005, Franz has embraced a quiet lifestyle. In a 2015 interview with the New York Post, he explained that what started as a one-year break turned into a permanent retreat from Hollywood. “I realized I’m pretty good at this,” he said. “I just wanted to live an enjoyable, irresponsible, spend-time-with-my-family kind of life.”

Franz and his wife also maintain a second home in Coeur d’Alene, Idaho, where they live on a lakeside property and count former NFL star John Elway among their neighbors. The Montecito listing is held by Michael Calcagno and Tricia Pennestri of Berkshire Hathaway HomeServices California Properties.
